Why we do what we do and why we do it that way
In July 2022, DPOR issued “RESIDENTIAL PROPERTY DISCLOSURE STATEMENT REQUIRED NOTICE FOR BUYER TO EXERCISE NECESSARY DUE DILIGENCE,” a mold assessment conducted by a business that follows the guidelines provided by the U.S. Environmental Protection Agency. On July 1, 2024, the Virginia Consumer Protection Act changed, and any business that offers for sale or conducts mold services must be certified by the Institute of Inspection, Cleaning and Restoration Certification (IICRC). IICRC requires mold inspectors which they title Indoor Environmental Professional (IEP) to be experienced, trained and certified, not just trained and experienced, they must also be certified. AHI mold inspectors are experienced (20+ years), trained by the National Organization of Remediators and Inspectors (NORMI), and certified by NORMI and IAC2.
Therefore, the old way of collecting mold samples is out the window. We conduct mold assessments according to guidelines established by the IICRC, NORMI, and the EPA. Our method is accepted by the Virginia Department of Health (VDH), the Department of Professional and Occupational Regulations (DPOR), and the Virginia Consumer Protection Act (VCPA).
The EPA says that mold sampling should be conducted by professionals with specific experience designing mold sampling protocols, sampling methods, and interpreting results. Mold sampling protocols cannot be established until an assessment of the property has been conducted. Sample analysis should follow analytical methods recommended by the American Industrial Hygiene Association (AIHA), the American Conference of Governmental Industrial Hygienists (ACGIH), or other professional organizations. So, under these guidelines, your typical home inspector cannot conduct a mold assessment during a home inspection, and the EPA does not say mold testing is not necessary.

For this to take place, a full assessment of the property must be conducted. Unlike other mold testers/mold inspectors, we are not there to get your money.
